How Property Issue Reporting Works

Quick Answer#

Clean Report doesn't run a separate maintenance-ticket system. Instead, issues are captured directly on the turnover's Clean Report — either as a flagged checklist item or as a free-text note the cleaner leaves for the owner.

The Two Ways an Issue Is Captured#

Flagged checklist items — while working through a room's checklist, a cleaner can flag a specific item instead of simply checking it off, signaling that it needs the owner's attention.

A note for the owner — for anything that doesn't map neatly to a checklist item, the cleaner can use the "Anything the owner needs to know?" step to describe it directly.

Both appear together on the completed Clean Report, so an owner reviewing a turnover sees everything the cleaner flagged in one place.

What This Is Not#

This is not a standing maintenance-ticket system: there's no separate queue of open issues that gets tracked, assigned or resolved independently of the turnover it was reported in. Each flagged item or note is scoped to the Clean Report it appears on.

Frequently Asked Questions#

How do I know if the same issue keeps happening? Currently, that requires comparing notes and flagged items across recent reports for the property yourself.

Should urgent issues be reported this way? Report them on the Clean Report for the record, but also contact the owner directly for anything urgent, since a Clean Report may not be reviewed immediately.
